My condo association has been "managed" (a generous description) by GPI. Most, if not all written requests for assistance are responded to with a No, along with a brief description stating why they can't do what was asked. In business school, we are taught that "Yes" is far more empowering. Please consider property management companies with more effective personnel that are proactive in their business management and communication skills such as Wise Property Management and Condominium Associates.

Greenacre is excellent at delayed responses, rude staff, and general incompetence. They also excel at backing erroneous HOA decisions at the expense of residents. On the bright side, they change staff frequently, so eventually they are bound to hire someone decent.

I've been living at the same address for over 13 years with no issue's with our HOA. Beginning in 2025, apparently account numbers and payment addresses were changed, and I never recieved any notifications , and apparently Green acres handles the HOA payments now. After going back and forth with emails trying to resolve the issue, then was charge a late fee. They received the HOA payment, and the late fee was sent to the same P O Box, but yet now I'm getting letters saying they did not receive the late fee. Which I shouldn't have been charged because I never received any notifications about the account changes. Mail gets lost all the time.
My bank states Green Acres received my payment and the check has been received and cashed on March 12th!
That being, I suggest when people purchase a home, they make sure Green Acres isn't handling the HOA payments because you will definitely have issue's.

I’m a little dissatisfied with this company and with my opinion I’ll probably get denied and loose my $600 fee. I emailed this company and asked if a possibility of waiving my elderly parents and handicapped brother fee. My dad is 90 yrs old and have been disabled for over 50 yrs barely can walk, my mom is 80 yrs legally blind never worked she has been taken care of dad and my handicap brother. Unfortunately it has come to the point my mom can no longer do for her and them. So i decided to leave my property and rent a big house for all of us, myself/husband/son and my parents and brother total of 6 adults. We found the perfect home a 4/3 house enough space. My parents having Sec 8 for years they approved me as a living aide. My husband and I and son we had to do background with Sec 8 which we were approved. We all past our background ck with the property manager. Now we have to work on HOA. So because I already had to put down 3 grams on the deposit for this house, I reached out to this company and tried explaining to them if any chances my parents and brother fee be waived I know nothing in their background will be found again because they all have been disabled all their lives. I was told NO they will not waive. I get it we need to make sure no sex offenders etc…I’m a mom and grandmother and I know how this work. I worked for years for the Department of corrections and I know they will not allowed people with criminal/sex offenders in these premises. It’s so hard to spend $600 specially my parents are in a fixed income. But I have no choice to do this since we found the perfect home. I have not submitted the applications yet, because the house is still under inspection with Sec 8. Once it passes I will submit. I pray that my opinion will not jeopardize our application and I loose my $600. Let me add this I just went into the website to do applications it went up and to $150 are you serious now is a total of $900.😭😭

Is there a management company out there that actually does it's job? I was stoked when I heard we were getting a new management company in Valhalla- and I should have reserved my judgement. We just can't catch a break in this neighborhood.
Greenacre is adept at gas lighting, avoiding emails, sending bills, asking for more money and not much else. It's exhausting trying to get them to help with anything.
It takes them a ridiculous amount of time to answer emails, and the portal is a joke. Perhaps they are understaffed... or just don't care about the folks that own homes in Valhalla (although these other 1 star reviews would suggest they don't care full stop.)
I have 2 homes with damage in a Greenacre community. One with pretty severe external damage that I alerted them to months ago. I have to email the point of contact for my community over and over again to get any kind of response- but it never has any information or details as to when they are going to do any work. The last email I sent hasn't been responded to in almost a month and there was an alleged VP of Greenacre on there who was meant to reply to me. Sigh.
I can't wait for them to write a canned response to this about how it shows they've "responded to my inquiry"... a response is not action, Greenacre. You've barely responded and also have taken no action. Pretty underwhelming. I have many, many receipts- emails with no response, portal entries with no response... but sure let me ensure I pay my dues on time every month or you'll fine me. Where's your accountability for doing things on time?
I have tenants in both of my properties and it's wildly frustrating that I can't help them or manage the damage for them because I am endlessly waiting on Greenacre to hold up their end of the deal. They (tenants) have water in their homes ad damage coming from the outside (started before the hurricanes and I notified Greenacre of such) and the recent storms only exacerbated issues that could've been addressed over the summer when I first notated them.
If I could give zero stars I would. Wildly unimpressive, incompetent and useless.

I own two properties that this company manages.(Carrollwood village phase 1 that has been without the signs at the entrance of Whisper Sound for over 4 months and the other is in the village towers). If I could give them zero stars, I would. They are not proactive in the neighborhoods. And when you do bring something to their attention, all they do is give you excuses. They are hit and miss when responding to emails. Most of the time when you ask for an update, they ignore the email thinking that you will just get tired and go away. The latest excuse I received when I brought something to their attention was that the board is now working with an attorney on obtaining a new violation/fining policy to better follow through with the violations. If you are planning on purchasing a home in a neighborhood that this company manages I would think twice. I will tell you that they are very punctual with the yearly letters that they send out for your HOA dues. Your response is vague and you didn’t address my concerns. I would like to know why you think your company is a top management company that’s actually funny. I have stopped by the office and it didn’t help as the issues in my neighborhood and In the Village Towers still exist. I’m simply asking to do your job and hold your employees accountable something that you were not doing. I would be more than happy to sit down with you and show you my emails and pictures of the issues that haven’t been addressed or the emails that have not been responded to.

I am an owner of Carrollwood ,Phase 1. I have been to this office 5 times this year to resolve my issue. My issue was never resolved and front desk answering ,would just give me a number and say they will call you back. The last time I went, a person named Laura zimmerman who was sitting at the front desk and noticed my issue, asked me about my issue, work on , contacted the manager and resolved my issue. This is what you call a best employee. She was friendly, knowledgeable, kind and polite and knew how to treat a customer. In my opinion, these people are the assets of a company that should not be lost and should be given more value. Also, special thanks to the management, Ms. Samantha Moffa, who listened to my request and did it and. the lovely person named Desirae Beneton who is a very friendly and knowledgeable accountant, solved my issue and made me feel very good.
